Design Build

A Design-Build approach to building construction allows the two greatest unknowns; cost and schedule, to be controlled to a much higher degree than a typical design-bid scenario. In a Design-Build project, the architect joins forces with a builder as soon as the selected design has evolved enough to allow a construction estimate. Working with the client, a budget and construction schedule is established. Upon approval by the client, the work is executed in accordance with the accepted schedule and budget.

Design-Build vs. Design-Bid

Pros: A working project budget and delivery schedule is established early in the design process. The architect and builder work as a team to manage the execution of the project.

Cons: Competitive bidding is forfeited in favor of a pre-selected builder, schedule and budget
