The Design and Construction of an architectural project is broken down into phases. These phases provide distinct stages in the development and execution of a design.
FIRST CONTACT: THE BUILDING PROGRAM
Objective: To meet the client and understand their site and building requirements.
Process: A meeting is held, usually at the prospective building site. A building program is outlined, encompassing the objectives and required spaces associated to the project. At the request of the client, a proposal and contract is prepared.
PHASE ONE: SCHEMATIC DESIGN
Objective: To assemble a design or building concept that solves all of and more of the owner’s building objectives in the most economical means possible.
Process: Discuss with the owner all of their spatial, aesthetic and budget objectives. Based on these requirements, provide multiple design solutions for the owner’s review, consideration and selection.
PHASE TWO: DESIGN DEVELOPMENT
Objective: Utilizing the selected Schematic Design selected in Phase One, assemble additional drawings that further refine, detail and enhance the design concept.
Process: Create addition drawings to verify and illustrate the complexities of the design concept, including floor plans, building elevations and building sections.
PHASE THREE: CONSTRUCTION DOCUMENTS
Objective: Create drawings and specifications that completely describe the construction project to ensure that the completed building is exactly as the client envisioned and desired.
Process: Assemble comprehensive construction documents (often referred to as blueprints) consisting of floors plans, elevations, building sections, details, window, door and finish schedules, structural plans and written specifications. This comprises the bid package distributed to prospective builders for pricing.
PHASE FOUR: CONSTRUCTION ADMINISTRATION
Objective: Award the construction contract to the best qualified building contractor and verify that the construction work is completed as per the construction documents package.
Process: Solicit construction estimates/bids for the proposed work from qualified building contractors. Recommend a building contractor for the proposed work. Upon the start of the construction, visit the site to witness that the actual construction is progressing in a manner that is in compliance to the construction contract.
